Description:

To enhance services for its 67,000 annual patients, increase primary healthcare accessibility and deliver vital procedures such as renal dialysis, Advocate Bethany Hospital chose Alter+Care to develop a single-story professional building to bring critical services to an underserved West Side Chicago community.  The project was conceived at a time when resources were increasingly scarce -- owing to deep cuts in Medicare/Medicaid reimbursement.  To assure the quality project that Advocate Bethany wanted, Alter+Care teamed with Alter Construction Management, a leading design/build firm, to facilitate multiple building trades and manage construction logistics. 

Alter+Care coordinated with community groups, civic leaders and medical professionals to win support for the medical center and exceeded MBE/WBE requirements to build good will and provide a welcome infusion into the local economy.  Concurrently, Alter Construction Management resolved logistical issues generated by the zero lot line site.  Through intensive coordination of flatbed semis and trades, materials were delivered and installed daily because there literally was no room to store extraneous items.  Space limitations also required intricate scheduling of the electrical, mechanical, HVAC and plumbing contractors essential to construct the special use facility. 

Originally planned to accommodate seven tenants, Alter+Care completed leases with two users -- renal dialysis provider Fresenius Medical Care AG and the community-based Cook County Westside Health Care primary-care clinic.  With the building fully occupied, Alter+Care and Alter Construction Management quickly revised interior build-out specifications at minimal cost.  Improvements to the 30-station dialysis clinic were made during design, including piping for heavy water usage and ultra-powerful air conditioning.  Alter Construction Management translated Alter+Care's specifications to carry out the clinic's interior build-out, adding 17 examination rooms, a front desk, office space, waiting area and sophisticated humidity control system to maximize patient comfort.
