In his role as Chief Estimator, Sunny leverages his expertise to recommend scope changes and value engineering without compromising the design integrity of a project.

A strong client advocate, Sarah brings significant expertise to managing the construction of special use projects, including museums and performance spaces to Alter Construction Management. Sarah led the transformation of the Chicago History Museum, and is currently working on the renovation of the DuSable Museum of African American History’s Historic Roundhouse, a 60,000 SF building designed by Daniel Burnham and constructed in 1881. Sarah successfully completed the renovation of the Chicago History Museum in the fall of 2006. As Project Manager, she was responsible for oversight and coordination of the project architect, engineers, general contractor, exhibit designers and fabricators, and internal collections staff. Sarah was actively involved in the selection of the design team on both the architecture and exhibit side, ultimately ensuring that the design fulfilled the Museum’s objectives and met budget limitations. This project consisted of extensive renovation to the public areas of the building, including the lobby and event space, with seven new exhibits opening concurrently. The renovation culminated with a 16,000 SF Chicago History Exhibition, entitled “Chicago: Crossroads of America”. Individual schedules and budgets were created, managed and tracked for each of the new exhibits. The tasks, milestones, and resources for each of the projects had to be monitored and coordinated with each other to ensure successful delivery. In addition to coordinating and managing, Sarah was responsible for managing the master schedule and the master budget of this $28 million renovation.

Tracy Nicholas is Alter Construction’s authority on strategic planning, process design and implementation. Tracy’s role is to help the client establish clear goals and objectives for their program and then to design the corresponding strategies and tactics that will be utilized by all stakeholders. This includes establishing and tracking the metrics that will help address any potential problems that might affect the budget or schedule. Tracy focuses on the success of a project by developing and managing the master budget and schedule that address all aspects of the project, including owner costs outside of construction and construction coordination with owner activities.
With a 20-year background in the performing arts sector, Tracy has expertise in delivering performance and cultural facilities. Most recently, Tracy led the Biograph Theater renovation for Victory Gardens Theater, and the $28 million renovation of the Chicago History Museum. Previous projects included The Skyline Stage and Shakespeare Theater at Navy Pier and the roll out of a national construction program for AMC Theaters. Tracy is currently providing strategic planning, transition management and project management for the Muntu Dance Theatre, the DuSable Museum of African American History, and the Joel Hall Dancers and Center—all in Chicago, IL.

Tracy has been responsible for facilitating on-site partnering sessions with up to 70 stakeholders to ensure successful relationships among diverse groups on some of the industry’s most complex projects. These include the 1.7 million SF Hyatt Center, the 850-room Hotel Intercontinental and the Council for a Parliament of World’s Religions, where she facilitated more than 30 project teams in successfully implementing project programs.
A certified instructor, Tracy has trained thousands of employees and clients in various sessions, including classes in leadership skills, team management, problem solving, communication, project planning and facilitation.
As a regional manager, Tracy gained significant experience in turning quantitative information into graphic and visual presentations through the management of Balanced Scorecards and other tracking and monitoring tools in five offices, overseeing hundreds of project-tracking systems.
Tracy has provided program management, strategic planning and implementation services for the Biograph Theater renovation for Victory Garden Theater, and for the $28 million renovation of the Chicago History Museum, including all exhibit, media and technology work. She was the production manager for the construction of the Skyline Stage at Navy Pier in Chicago. As Site Project Superintendent, Mike Urick is responsible for construction monitoring and quality control. In this capacity, he establishes written procedures and schedules for all work in cooperation with the client. During construction, he performs daily manpower and progress reports, and weekly safety inspections in order to abide closely to schedules and budgets. He also maintains strict quality control over contractor performance in order to guarantee that it meets the requirements of the construction contract.

Primary Responsibilities
As Senior Project Superintendent, Don Dayton is responsible for on-site project coordination, including the supervision of contractors, subcontractors and other field personnel; allocating manpower and materials; maintaining schedules and quality control; and assuring job-site safety. Additionally, he works with clients to coordinate post-construction services.
